Planning Board · Meeting of September 22, 2026

Danvers Planning Board delays vote on 30-unit Maple Street project over setback dispute. Attorney Nancy McCann, representing applicant Peter Zagorski, asked the board to waive a zoning rule requiring townhouses be set back 50 feet from Maple Avenue, proposing 22 feet instead; abutter Patrick McPherson read a letter arguing the board should deny the waiver and "protect the neighborhood" by pushing the buildings back rather than waiving the rule. The board also weighed reducing a $122,781 transportation mitigation fee to $11,455 after staff credited the applicant $111,356 for proposed sidewalk work.

Member James Sears said, "I'm concerned about three-bedroom units only having a one-and-a-half space requirement, and we have 12 of those." Unable to reach three votes on the setback waiver, the board voted unanimously to continue the full application, including site plan review, to its October 27 meeting, with the applicant agreeing to commission a sun-shading study in the meantime.
