Danvers home sale tops $1.6 million as July deed filings show wide price spread

Danvers recorded 14 property transfers between July 3 and Aug. 1, with disclosed prices ranging from $76,250 to $1,615,000 and a median of $608,500 among the eight sales that reported a price. The month's top sale was a condominium unit at 58 River St., which sold for $1,615,000 on July 31, sold by Leonard C. McGrath to Anne M. Murphy. Notably, seven of the 14 transfers appear to be family or trust-related transactions, none of which disclosed a sale price. No street saw more than one recorded sale, and the data does not support characterizing the month as a buyer's or seller's market beyond the raw price spread.
